Yet, most inspection software remains stuck in legacy paradigms: rigid forms, manual data entry, static reports. This is the right time to propose a new approach, conversational, intelligent, legally defensible, and more human, for both professionals and consumers.
A water leak. A wake-up call.
Upon discovering significant damage in his own home, Sébastien came to a bitter realization: the information was there, in an inspection report received years earlier. But between the technical jargon, unclear priorities, and 80 pages of findings — the essentials had slipped by. As they do for most homeowners.
This realization shed light on a fundamental problem. Inspectors do essential work — but their expertise drowns in reports that no one reads. Meanwhile, 80% of them still juggle disparate tools or manual methods. The leading software? Frozen for a decade.
We saw an opportunity to fix both sides of this equation, not by replacing inspectors, but by giving them superpowers.
Sébastien Malherbe is a designer and entrepreneur with 25+ years of experience building products people love. He previously served as VP of Product at PasswordBox (acquired by Intel Security) and Co-founder of Breathe Life (acquired by Zinnia).
For Lumos, he's doing something unusual: getting certified as a home inspector himself, completing the full 600-hour certification in Quebec, to truly understand the craft from the inside.
